With a massive wood heater the downstairs living areas are lovely and toasty in winter.
The flues rising up through the second-floor bedrooms, create further warmth upstairs. There are also separate heaters and ceiling fans in the bedrooms for your year around comfort.

With two of the three bedrooms suitable for more than two guests, this house is ideal for three couples or two families holidaying together with children.

The living areas accommodate nine lounge seats in the cosy television area and a further three lounge seats in the second living area along with dining seating for ten.

Lovely long north facing verandah access from two of the three bedrooms – ideal for morning coffee in the sun.

Kitchen and both bathrooms are newly renovated and spacious including a bath in the upstairs bathroom.

Relax outside on the sundrenched north facing deck, read a book and enjoy a beverage by the slow combustion fireplace. Books and board games for children and young at heart.

North facing covered outdoor patio area with large outdoor dining table, bbq and a hammock to relax in whilst watching the sun track from east to west.

Large fenced upper-level garden providing a space for kids to let off steam and also extra off-street parking.

This is the ideal accommodation for many of the local cycle races, car rallies and collectors’ gatherings, not to mention Brigadoon and Highland Flings, when Bundanoon, the seat of ex-patriot Scots, becomes the crowning glory of the Highlands.

Bowral, Berrima and other notable Highlands villages are all within a 20-minute radius of this lively, character-filled village that is Bundanoon, with its very own town hall market every first and third Sunday of the month.

Chase some waterfalls at Fairy Bower Falls or explore the mines at Erith Coal Mine.

**Bedroom configuration**
· Bedroom 1: 1 king plus a single bed with trundle (king can be split into 2 singles – advise at time of booking if you require it to be made as a king or 2 singles to avoid bed making charge)
· Bedroom 2: 1 queen
· Bedroom 3: 1 king plus 2 single beds (king can be split into 2 singles – advise at time of booking if you require king bed to be made as a king or 2 singles to avoid bed making charge)

· There is parking for 2 cars in the driveway, entered through the bottom (second) gate.

Additional cars can park carefully on the side-street, Grey Gums Lane (mind the culverts) or may enter the top-level garden via the top (first) gate in Grey Gums Lane.

· It is easier to park in the bottom driveway and enter the house from the car port when unpacking.
If parking on top level grassy area, note it is a steep walk down garden stairs to the house – hold the railing.

There is solar lighting and a sensor light but this is best done in daylight.

Pets are welcome on request.
