Fitzroy Falls is on the edge of the escarpment between Kangaroo Valley and the Southern Highlands towns of Bowral and Moss Vale.
Annies Barn sits just 600m from the famous Fitzroy Falls site.
There are local Cafes but it is just a short drive to either Burrawang, Bowral – with all its facilities – or down into the amazing Kangaroo Valley.
The home sits just behind Rowan Farm and set on beautiful acreage with it’s own Llamas, sheep and chickens! Collect your own eggs for breakfast! Sit on the rear deck and either enjoy your early morning coffee with the chickens! or watch the sun set with a refreshing glass of wine.
The little barn consists of a main bedroom with Sofa and TV as well as a spacious shower room. There is also a kitchenette which is equipped with a fridge, microwave, a cook top, coffee machine and kettle.
You can even bring your pet along if you wish.
We do ask if you bring your pet with you that you adhere to our Pooch Policy and respect the farm and wildlife.

From time to time we have to restrict pets access due to lambing.
The lovely little barn is to the rear of the original Rowans Farm that was for many years a very successful farm stay.

Absolutely stunning hideaway which is just what we wanted. Lovely and cosy. The friendly animals on the farm and the owners little dogs meant our little dog had a fantastic time. The stable was so warm and cosy especially with the log burner going. All the amenities you need are there and the bed was so so comfortable... Despite the weather we had an amazing time and will be back.
Had a fantastic stay, had fun with chooks and Alpacas and saw plenty of galahs, a parrot and a cockatoo around too. Greg was so welcoming and easy to chat with and had thoughtfully set up the barn fireplace so perfectly we only needed to light a match to get the room toasty and warm. The bathroom has such a wonderful shower and the bed was really comfortable. The kitchen and bathroom were stocked with lovely snacks and products for hair and skin. Pet friendly and was able to supply a cot for our child. Chocolates, magazines, kids toys and a stack of DVD's. Extra plush blankets. Wouldn't fault a thing, were even welcomed to help ourselves to fresh eggs from the chooks for breakfast if we wanted. Highly recommend and I hope we can come back soon, we had a lovely time.
Because our original booking was in March, we did not get to post our feedback on the property. I am unsure if there is a way you are able to still post our feedback but we wanted to provide it anyway :) Annie's Barn is definitely the best Airbnb experience we have had. The barn itself was spotless and so beautifully decorated. It felt so welcoming and the bed was very comfortable. The property was just incredible! Not only did we have the best time exploring the property and the farm, but being able to feed the animals and pick our own eggs was such a treat. The owners are so lovely and we had a great time learning about the Alpacas with Greg. We loved our stay and are already planning our next trip up. This was such a great opportunity to see a small insight into life on a working farm. Wish we could give more than 5 stars! :)
Stayed here for my birthday and it was amazing, the fireplace was the best I highly recommend staying here.
Hosts were lovely and very helpful with the fire. Very friendly and appoachable, allowing us to walk throughout the paddocks and meet/feed the alpacas.
We had a wonderful week at Annie's Barn. Greg and Roxy were wonderful hosts who were more than happy to involve us in the farming life. We had fresh eggs for breakfast, fed the Alpacas, checked out the newborn lambs and our dog had a great time playing with his new friend, Max. The barn was clean, comfortable, quiet and warm and we had lovely stay.
What a wonderful place to relax, quiet, oh so comfortable (best bed ever) Greg and Roxy were inviting and friendly. So close to the Falls and so Central to the 3 towns. Décor and facilities are amazing, had a wonderful time and definitely on the list of places to return too. Thanks you so much
Our family recently stayed at Annie’s Barn at Rowan Farm and we loved every moment. The accommodation was perfect - cosy, clean and had all we needed for a long weekend stay. Greg and Roxy were incredibly generous of their home, time, knowledge and we’re so friendly. We were invited to their bonfires, to walk around the beautiful property, to pat and feed the alpacas and to watch the sheep get their injections, which our 2 year old son loved watching. Days later he is still talking about going back to the farm, which we have promised to do.
Ideal location lovely host beautiful farm only criticism would be the property is dark and damp and cold they need windows in the living/bedroom
Booked the venue as it was near to the wedding we were attending. Great location, easy to find, and everything you need is on site. The host is super friendly as is his dog. Very close to Fitzroy Falls and the national park. The only downside? We only stayed one night!
