Annies Barn is nestled just behind Rowan Farm in picturesque Fitzroy Falls. It is perfect if you are looking for a farmstay or country getaway with the benefit of being close to all the amazing towns the Southern Highlands has to offer. Cosy and charming, you will have everything you need for a relaxing stay!

Where will I be?

Annies Barn is located in the hamlet of Fitzroy Falls, equi-distant from Kangaroo Valley and the towns of the Southern Highlands (Burrawang, Robertson, Moss Vale, Exeter, Berrima, Bowral). If you are attending a wedding at The Bungalow or Mali Brae, Annies Barn is a great option to consider for accommodation. You can drive anywhere from here, or just stay put and enjoy the tranquility of Fitzroy Falls and its stunning walks, escarpments and waterfalls!

Why choose Annies Barn?

Annies Barn sits behind Rowan Farm and is set on beautiful acreage. Llamas, sheep and chickens all live on the farm and you are welcome to visit them - you can even collect your own eggs for breakfast! Sit on the rear deck and either enjoy your early morning coffee, or watch the sunset with a refreshing glass of wine.

If you would like family or friends to join you, take a look at Creek View Cottage, an accommodation option that sleeps four and is also on Rowan Farm.

How is the property laid out?

Annies Barn is all on one level and is studio style accommodation. To one end of the main room you have the living area with a couch, TV and the fireplace. The other end has a king bed and a bathroom with a walk-in shower, toilet and washing machine and dryer. The kitchenette is equipped with a fridge, microwave, cook top, kettle and coffee machine that is compatible with Aldi Kaffee pods.

WiFi, Internet, Netflix, or Pay TV - will I have it?

Complimentary WiFi is available and a password will be provided in your pre-arrival email. The property also has a wall mounted smart TV in the living room.

Please note that neither The Holidays Collection nor the owner can guarantee 100% that WiFi will work, and no compensation will be payable if problematic. If WiFi is important, please therefore always have a back up plan.

What about outdoors?

If you are looking to sit and relax outside you will find outdoor seating and a firepit that you are welcome to use. If you would like to go exploring, you are welcome to take a look at the paddocks to the rear of the house, or wander through the vegetable garden (feel free to take any herbs you may need for your dinner) and gather eggs from the chicken coop. Please note there is no BBQ at Annies Barn.

Staying warm or keeping cool?

There is reverse cycle air conditioning to keep you cool in summer and warm in winter. There are also two heaters. The fireplace is perfect for those crisp evenings!

What about sheets, towels and other supplies?

Annies Barn supplies all bed linen, sheets and bath towels.

Parking for cars, etc?

Annies Barn has open air parking for 3 cars.

Is my dog or cat also welcome to stay?

Pets are welcome at Annies Barn subject to the following rules:

  • The property is pet friendly but not between mid September to mid October when it is lambing season on the farm
  • If you go into a paddock with livestock, or near the free range chickens, we ask you to keep your dog on a leash
  • There are no fenced areas for your dog. Please only stay if you are able to control your pets!
  • Clean up after your pet
  • Please do not allow dogs on the furniture

Wildlife

Please note that due to the nature and location of this property, wildlife may be about including possums, kangaroos, ants, spiders, bees, wasps and even snakes. We do whatever we can to keep the property safe, however we cannot guarantee that you will not see any wildlife at the property. You must book the property knowing that the possibility of encountering wildlife exists, and you must take care during your visit if walking around the property - please.

What are the minimum stay rules?

  • Season: Between 2 and 7 nights, depending on the property
  • Easter: 4 nights
  • Long Weekends: 3 nights
  • All other times: 2 nights

Are there any special Peak Season rules?

Please note that during Peak Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.

Who will I be dealing with during my stay?

This property is professionally managed by a dedicated holiday rental agency with offices in Gerringong, Hyams Beach and Bowral. We have over 300 properties in Kiama, Gerringong, Gerroa, Berry, Huskisson, Vincentia, Hyams Beach, Kangaroo Valley and the Southern Highlands. We offer guests 24/7 customer service – emergency calls only after hours, please.

Exceptional stay!

Annie's Barn provided us with an exceptional stay! During a two-night visit for a nearby wedding, my partner and I were greeted by incredibly friendly and accommodating owners. They even allowed us to gather fresh eggs from their chickens for our breakfast. The accommodation was impeccably clean and comfortable. Additionally, we developed a fondness for their dogs, chickens, sheep, and alpacas during our stay. Without hesitation, we highly recommend Annie's Barn!

My partner and I spent the Easter Long Weekend at Annie’s Barn and thoroughly enjoyed our farm stay. The barn was cosy, clean and had all the creature comforts we needed for a quiet city escape. Our pups also loved having the run of the farm. Recommend for couples who want to visit Southern Highlands with pets.

The best little farm stay in the Highlands

Our family recently stayed at Annie's Barn at Rowan Farm and we loved every moment. The accommodation was perfect - cosy, clean and had all we needed for a long weekend stay. Greg and Roxy were incredibly generous of their home, time, knowledge and we're so friendly. We were invited to their bonfires, to walk around the beautiful property, to pat and feed the alpacas and to watch the sheep get their injections, which our 2 year old son loved watching. Days later he is still talking about going back to the farm, which we have promised to do.

We had a wonderful week at Annie's Barn. Greg and Roxy were wonderful hosts who were more than happy to involve us in the farming life. We had fresh eggs for breakfast, fed the Alpacas, checked out the newborn lambs and our dog had a great time playing with his new friend, Max. The barn was clean, comfortable, quiet and warm and we had lovely stay.

Because our original booking was in March, we did not get to post our feedback on the property. I am unsure if there is a way you are able to still post our feedback but we wanted to provide it anyway :) Annie's Barn is definitely the best Airbnb experience we have had. The barn itself was spotless and so beautifully decorated. It felt so welcoming and the bed was very comfortable. The property was just incredible! Not only did we have the best time exploring the property and the farm, but being able to feed the animals and pick our own eggs was such a treat. The owners are so lovely and we had a great time learning about the Alpacas with Greg. We loved our stay and are already planning our next trip up. This was such a great opportunity to see a small insight into life on a working farm. Wish we could give more than 5 stars! :)

Had a fantastic stay, had fun with chooks and Alpacas and saw plenty of galahs, a parrot and a cockatoo around too. Greg was so welcoming and easy to chat with and had thoughtfully set up the barn fireplace so perfectly we only needed to light a match to get the room toasty and warm. The bathroom has such a wonderful shower and the bed was really comfortable. The kitchen and bathroom were stocked with lovely snacks and products for hair and skin. Pet friendly and was able to supply a cot for our child. Chocolates, magazines, kids toys and a stack of DVD's. Extra plush blankets. Wouldn't fault a thing, were even welcomed to help ourselves to fresh eggs from the chooks for breakfast if we wanted. Highly recommend and I hope we can come back soon, we had a lovely time.

The Stable Was So Warm And Cosy

Absolutely stunning hideaway which is just what we wanted. Lovely and cosy. The friendly animals on the farm and the owners little dogs meant our little dog had a fantastic time. The stable was so warm and cosy especially with the log burner going. All the amenities you need are there and the bed was so so comfortable... Despite the weather we had an amazing time and will be back.

Short weekend break

Booked the venue as it was near to the wedding we were attending. Great location, easy to find, and everything you need is on site. The host is super friendly as is his dog. Very close to Fitzroy Falls and the national park. The only downside? We only stayed one night!
