Falls Lodge is a stylish, lovingly renovated 4 bedroom / 3 bathroom home with a totally unique "Pickleball" court, a fully fenced yard for pets (and kids), and it is located within walking distance of the beautiful Fitroy Falls visitor centre, reserve and waterfall! It is within easy driving distance of Burrawang, Moss Vale and Bowral - so is a perfect base from which to explore the Southern Highlands. Kangaroo Valley town is also only a 20 minute drive down the stunning Barrengarry escarpment.

Where will I be?
Falls Lodge is located in the hamlet of Fitzroy Falls, equi-distant from Kangaroo Valley and the towns of the Southern Highlands (Burrawang, Robertson, Moss Vale, Exeter, Berrima, Bowral). If you are attending a wedding at The Bungalow or Mali Brae, Falls Lodge is a great option to consider for accommodation. You can drive to anywhere from here, or just stay put and enjoy the tranquility of Fitzroy Falls and its stunning walks, escarpments and waterfalls!
Why choose Falls Lodge?
Pickleball, pets, or pleasure. Falls Lodge is a beautifully furnished and equipped property, giving you the feel of a home away from home. All the small details have been thought of by the owners including beautifully filtered drinking water, a pet door, an EV charger, trampoline, fully fenced yard...and more. And if you are a Pickleball player, or if you want to give it a try, Falls Lodge is probably the only residence in Australia with a purpose built Pickleball court! The court also doubles as a great place for kids to play other ball games.
How is the property laid out?
The ground floor has a fantastic north facing outdoor deck, with gas BBQ. The open plan kitchen, dining and living areas open onto the deck, and there is also one bedroom and an internal laundry with shower / toilet bathroom on this level.
The upstairs level has a king master bedroom with a sumptuous en-suite bathroom, a second king bedroom, a twin bedroom, and a shared bathroom and separate toilet. Both king bedrooms open to a lovely north facing balcony.
The kitchen is equipped with a Nespresso compatible pod coffee machine.
A floorplan is included with the property photos, to make the layout clear.
WiFi, Internet, Netflix, or Pay TV - will I have it?
Complimentary WiFi is available and a password will be provided in your pre-arrival email. The property also has a large, wall mounted smart TV in the living room.
Please note that neither The Holidays Collection nor the owner can guarantee 100% that WiFi will work, and no compensation will be payable if problematic. If Wi-Fi is important, please therefore always have a back up plan.
What about outdoors?
Falls Lodge is fully fenced to the road with a front garden and a rear garden. The rear garden has been carefully fenced for pets (and children), and it contains the totally unique Pickleball court and a trampoline. There is a pet door that accesses the rear garden. The front garden is accessed from the large entertainers deck, complete with gas BBQ and outdoor seating.
Pickleball paddles and balls are provided, however if you are a real enthusiast, please bring your own as well...just in case!
Stay warm or keeping cool?
The upstairs king bedrooms each have a ceiling fan, and can be opened up to a front balcony. The living room has a wood burning stove to keep the house warm in winter months. The flu for this stove also travels through the master king bedroom, helping to keep upstairs warm.
What about sheets, towels and other supplies?
Falls Lodge supplies linen and bath towels.
Parking for cars, etc?
Falls Lodge has parking for 3 cars behind the font security gate, one of which will be covered.
Is my dog or cat also welcome to stay?
Absolutely, Falls Lodge does allow pets. The rear yard is fully fenced for pets, and a pet door allows easy movement between the house and the back yard.
What are the minimum stay rules?
Peak Season: Between 2 and 7 nights, depending on the property
Easter: 4 nights
Long Weekends: 3 nights
All other times: 2 nights
Are there any special Peak Season rules?
Please note that during Peak Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
